Tenants

We strive everyday to give Tenants a positive experience by providing quality properties to rent, honest management and responsive maintenance.  It is our goal to provide Tenants a “Move-in Ready” property. When Tenants rent from us, they know we will manage their property honestly, fairly, and ethically. We have our own 24 hour in-house maintenance division that is available for our Tenants! CHECK-IN PROCESSES:

To welcome the tenants to their new home, our staff will meet at the property on day of check-in to complete the following processes:  1. Walk through the property with the tenants to ensure the property meets their expectations. 2. Video tape the property inside and out so that the condition of the property is documented. 3. Provide the tenants a move in inspection form to be completed to document the condition the property upon check-in 4. Provide the keys/garage remotes/etc. to the tenants.

CHECK-OUT PROCESSES:

To ensure that the tenants are given ample time and opportunity to provide the property back to us in the condition they received the property in, we provide our tenants the Move-out Expectation letter. Prior to checkout, we will also contact the tenant’s to schedule a confirmed date and time that checkout will take place at the property.Our goal is to be able to return our tenants 100% of their security deposit. The question always comes up, “When will I get my Security Deposit back”? We follow all state regulation and laws regarding the time frame of when deposits must be returned. Within 14 days, we will provide an itemized list of cleaning/damages/etc. that were not completed upon checkout. Within 30 days of checkout, the applicable refund will be post marked and on the way to the tenants new address.The day of checkout, we meet at the property to receive the keys/garage remotes, etc.  from the tenants, receive the tenants new forwarding address, and ensure they have no other questions. Thereafter, our maintenance staff does a full property inspection of the inside and outside to ensure that there is no damage done to the property and to take care of any property maintenance issues that are needed before a new tenant checks in.
